This is a fully refurbished throughout prestigious and well equipped Luxury 2nd floor apartment right on Brighton seafront and we want you to enjoy the very best that Brighton has to offer you in both style and comfort! This is strictly a no smoking apartment.
We hope that staying in our apartment will help you to fulfil that to the utmost.
Check in time is from 4pm, but you will be messaged if it is available beforehand. Parking will be available to you from whichever time you check in. The space is privately owned and so no permit is required.
Check out is by 11am, however if agreed to and paid for in advance this can be extended to Midday for an extra £10.

Next door property:
We also own a Luxury 1 bedroom apartment that sleeps 4 at the next door property(39B) which has permit parking for 1 car. If you are a group larger than 6 and up to 10, it is possible to book both together providing it is also available. You should be able to find this in our other listings from our page.

Parking:
The apartment comes with its own private parking space on the forecourt at the front. It is the left side space. Space must be left for another car to be able to park in the right bay which belongs to another apartment. No permit is required to park. The space must be vacated at check out to make room for me to park my car whilst i service the apartment for new guests arriving.

Entrance:
Access to the apartment is through the main communal entrance at the front of the building and up the stairs to the 2nd floor. The key to the main communal door is located in a Masterlock key safe padlocked to the black railings to the right of the door. The code to access this will be sent shortly before arrival. Please close this and scramble the code after taking the key. The door to the apartment has an electronic keypad entry code system that is randomly generated specifically for each guests stay.
Please be aware that this code will begin with '*' followed by 6 digits, for example *123456. The code MUST be entered in one continuous effort. Any pauses whilst entering the code will result in the code pad flashing red and not accepting the code. If this happens you will need to wait a few moments before entering again. The code for this will be generated and sent together with the key access code.

Lounge: Size 14' 9" in to bay x 14' 1"
This is open plan with the kitchen(kitchen measurements separate).
The room is laid with varnished solid oak flooring.
There is a 4/5 seater sofa with chaise end. The back of the sofa can be dropped to make it a small double sofa bed(please note that this is only suitable for occasional sleeping) Please use the provided thick sheet when using this as a bed to protect the sofa.
A 55" Samsung UHD smart Tv with Freeview hangs on the wall opposite the sofa. A solid oak coffee table sits nicely in front of the sofa. A solid oak extending dining table sits in the double glazed bay window space with a professional telescope on top for those that would like to star gaze, look out to the sea etc(not for use by young kids!). The bay window has beautiful white shutters and overlooks the beach and sea to the South, East and West. To the East you can see the Marina and clifftops and on the right you can see Brighton Pier, West Pier, sealife centre, Volks railway and Zip line just outside. There is a double socket with 2 USB charging points next to the sofa for charging/power for your electrical items.
The main lounge lights and pendant light are dimmable and remote controlled. The remotes are kept in the coffee table drawer.

Kitchen: Size 11' 3" x 5' 3"
The kitchen area has luxury silver/grey real stone floor tiles. The main kitchen lights are also remote controlled and dimmable. The remote controls are kept in the coffee table drawer.
The kitchen has been fitted with the highest quality fully integrated appliances by brands such as Neff, Siemens & Elica etc. and finished off with a sublime Tiger walnut worktop for a truly luxurious feel and is equipped with everything that anyone would require including a Kettle, matching 4 slice toaster and Nespresso coffee machine with a few complimentary capsules to get your holiday started! The appliance user manuals for everything are kept on the shelf above the fridge.
Various kitchen utensils, cutlery, glasses, cups, pots, pans etc are all provided in the drawers and cupboards.
For laundry there is an integrated washer/dryer and the Siemens Oven is also a microwave that can be controlled via WIFI. All instructions on how to use the appliances will be found in the kitchen cupboard above the fridge freezer.
The bin is located in the cupboard next to the washer/dryer.
Tea, coffee, sugar and a few coffee capsules for the machine are provided as are some basics like washing up liquid, some cleaning materials and capsules for the washing machine and dishwasher.
The newly fitted and insured Vaillant combi boiler is located in the cupboard at the end of the kitchen. A small fire extinguisher is also next to it.

Master bedroom: (15' 1" x 9' 4" max to 7' 1" min)& Ensuite toilet: 5' 1" x 3' 6"
This room has been fitted with a luxurious silver carpet and has been furnished with exquisite matching white French style furniture and solid King size bed. The bed has an award winning Sealy Nostromo Posturepedic mattress with a large silky soft velvet headboard and topped off with quality bed linen, so a great nights sleep should be guaranteed!
The bedside table has 3 small drawers with a lamp and DAB clock radio on top.
The large wardrobe with its mirrored doors has hanging space, a shelf and 2 large drawers under for storage.
The dressing table has a large folding mirror, 2 drawers and matching crushed velvet upholstered chair. Under the dressing table is a double socket with 2 USB sockets for charging/power for your electrical items.
The lighting is remote controlled and dimmable to suit your mood. The remote is kept in the bedside table drawer.
The view through the white window shutters is over New Stein Gardens and towards the sea and Marina.(The balcony outside the window does not belong to this apartment and cannot be used).
A hair dryer is provided in the room.
The Ensuite toilet has fully tiled walls in luxury travertine and a black and silver grey Slate floor. Again the sash window looks over New Stein Gardens and to the sea and Marina. The mirror has LED lighting that can be turned on/off by waving your hand underneath.

Second Bedroom: Size 11' 8" x 6' 7"
This room has been fitted with a luxurious light brown carpet and has been furnished with top quality painted solid oak furniture. The bed is a double size with headboard and sits snuggly between the side and end walls under the window, so please take this in to consideration if you are tall as there is no space to hang your feet out of the end of the bed. The bed has a highly rated Casper memory foam mattress. At the foot of the bed is a 40" Samsung UHD Smart Tv with Freeview TV. To the side of the bed is a double glazed window with its wonderful white shutters and large window ledge that looks out directly to the beach, Brighton pier and sea.
The double wardrobe has hanging space with a drawer under.
The dressing table has 2 small drawers, freestanding mirror, lamp and DAB clock radio on top and matching leather upholstered solid oak chair.
Under the dressing table is a double socket with 2 USB sockets for charging/power for your electrical items.
A large mirror hangs on the wall above the radiator cover.
A hair dryer is provided in the room.
The lighting is remote controlled and dimmable. The remote is kept in the dressing table drawer.

Main Bathroom: Size 5' 9" x 5' 6"
The bathroom has been fully tiled with Luxury largeTravertine wall tiles and silver/grey slate flooring.
This room features a double length shower enclosure with a Luxurious Rain or Waterfall shower option from the shower head above. There is also a hand held shower hose.
The mirror is LED lit.
Top quality soap, shower gel and shampoo/conditioner are provided, as are Quality towels.
Some cleaning materials and a first aid kit are kept under the sink.

Hall:
The hallway has solid oak floors and is where the entry phone, internet router and Hive heating thermostat are located just by the lounge door.
To the left of the entrance door is a large cupboard that houses a spare oak dining chair, hoover, ironing board, iron, Yoga mat, broom, dustpan & brush, spare towels and the bedding for the sofa bed etc. as well as the water stop cock(bottom far right corner) and consumer unit(main electric switches, inside left wall).

The apartment features exclusive stunning Commissioned, Original & limited edition artwork throughout by up and coming local artist Richard Berner. His ‘Beasts of Brighton’ work/collection is particularly interesting as it is of local famous Brighton landmarks/subjects. His intricate and alternative style is unique to his vision and as far as we can tell there is nothing else in this style around. If you like his work as much as we do then why not take one of his cards, contact him and take a totally unique souvenir of Brighton back home with you!

Guests have full use of the apartment. If less than 3 guests are staying, the 2nd bedroom will only be made up on request.

There is an apartment information sheet provided containing useful info. regarding the apartment and surroundings. This is found on the kitchen worktop at check in.

WIFI is unlimited. The password is provided on an apartment info. sheet kept at the apartment.

Both Tvs' have Freeview and internet so guests can log in to their own Netflix or similar accounts.

At the very front of the building is a private off street parking space for 2 cars. Only the left side space belongs to the apartment. The space is available from check in until check out. We will need to park in this space whilst at the apartment cleaning so must be vacated by 11am(or midday if booked).

The key for the main entrance is kept in a key safe box next to the front door. You will be given the code to access it shortly before your arrival. Please close it and scramble the code after taking the key. At the end of your stay you may leave the key on the kitchen worktop and just close the door behind you.

The apartment door has a special code lock. The code is changed between each guest remotely and will be given to you shortly before your arrival. You must enter the * symbol before entering your unique 6 digit code. The lock has a safety feature whereby it will not accept any codes for 1 minute if a code is entered too slowly or incorrectly 3 consecutive times. If it flashes red, please leave it for 1 minute before trying to enter your code again. If you pause between a key press for too long the lock will reset and you will have to wait a minute before entering your code again, so please have your code to hand and ready to enter.

Unfortunately this apartment has no disabled access and is not suitable for those with mobility impairments.

This apartment is self check in and out.
24 hour check in is available.

Late check out may be available upon request for an extra fee. Please check.

11am Check out means the apartment must be vacated on or before this time. We will be in a few minutes past this to park and service the apartment for our next guests.

If you have a car parked, this must be removed at your check out. We need to use this space for our car whilst we service the apartment for our next guests.

If you need to empty the rubbish bins during/at the end of your stay, the communal bins for general rubbish & recycling are on the street just outside the building to the left and the right.

We charge £10 for a lost/missing front door key.

The fire alarm panel is located inside the main entrance lobby. If a false alarm sounds there are clear instructions written next to it on how to silence them.

The safety and wellbeing of our guests is paramount to us and therefore we are taking some extra measures to keep both ourselves and our guests safe during this difficult time.
Due to this we have taken the following measures to help avoid transferring/catching the virus.
We are wearing disposable gloves and using disinfectant for the cleaning of the apartment. We have also provided a large bottle of disinfectant in the hall cupboard for guests use if required. All bedding, towels and dishcloths are washed at 60 degrees.

We will be following the latest government guidelines on social distancing etc. as they get updated.

At this difficult time for our business with a very high volume of cancellations taking place and no new bookings coming in, we are regrettably now not in a financial position to offer any refund outside of the policy for any cancellation. ONLY those covered within the Airbnb Coronavirus full refund policy are covered. If you feel that you should be covered for a full refund, then please deal directly with Airbnb who will make a final decision on your cancellation. We are however more than happy to move any booking to new dates later in the year when hopefully everything has calmed down.

Marine Parade is on the coast road that runs along to the Brighton Marina and beyond. This apartment is situated within the vibrant Kemp Town area, a 15 second walk to the famous Legends Bar and less than a 1 minute walk to St. James Street with all of its shops restaurants and bars. Brighton pier, Zip line and the Sealife centre are all just a couple of minutes walk away with the beach being just over the road.
If you will be attending anything at the Brighton Centre, this is around a 10-15 minute walk straight along the coast road, or why not take the bike! In fact all of Brightons major attractions are within a short walk of this wonderfully located apartment including the Royal Pavillion, the Laines and Churchill Square shopping centre.
If you would like to take a bus for a day trip out all of the major bus routes are just a short walk away and Brighton train station is around a 25 minute walk.

Hi, we are Lee and Sue(Kyoung-Suk). We have been married since 2002. I am British and 44 years old and Sue is 42 and originates from Seoul,South Korea, but has lived in England since 2002. We run a small holiday rental business of just 2 apartments on Brighton seafront and a couple of rooms in our home. We have a very lovely cat called Lulu We have been hosting students and guests from around the world now since 2003 from various language schools in the Brighton area.
