Is characterized by two balconies that make it very bright .Perfect for a couple, the apartment is fully equipped with every comfort. The apartment is silent and in a quiet location just outside the tourist flow although it is located in one of the most fascinating and lively areas of Venice: Cannaregio

The bed is double.

Upon check in, guests must present proof of identity (to report the data to the police station) and sign a standard lease model (in Italy is required for tax purposes).
The apartment is furnished with valuable furniture: modern and antique design. I have furnished it with love to share it with my guests. Please respect and care.
Neighbors are nice and educated people. In their respect, it is important to avoid harassing noises especially after 11pm.
During check-in you will be required to sign a standard tourist rental contract. It is required by Italian law for tax purposes. Here is the contract and its translation into English.
CONTRATTO DI LOCAZIONE TURISTICA
(Stipulato ai sensi degli articoli 3, comma 11 del d.lgs. 23/2011 e art. 27 bis Legge Regionale Veneto n. 11/2013)

Tra le parti:

- Sig.ra Patrizia Di Paolo, nata il 12.5.1961 a Campobasso (CB), residente in via riviera Corbolone 27, San Stino di Livenza (VE), codice fiscale DPL PRZ 61E52 B519 P, denominata Locatrice,

e

- Sig. _____________________________________________________________________________________ ______________________________________________, denominato Conduttore.

Si conviene e stipula quanto segue:

1) Oggetto.
La locatrice concede in locazione al conduttore, per il solo uso turistico e con esclusione di ogni altro, l’unità immobiliare sita in Venezia, sestiere Cannaregio n. 1800, così censita al N.C.E.U. del Comune di Venezia, zona censuaria 1, foglio 12, mappale 2120, subalterno 11, cat. A/3, classe 4, consistenza 1,5, rendita 235,19, di proprietà della locatrice, denominata Cà Tintoretta.

2) Divieti e obblighi.
Assieme al conduttore saranno ospitate in totale ___ persone.
È fatto obbligo al conduttore di conservare e custodire l’immobile ad uso di abitazione civile con la dovuta diligenza, impegnandosi a non modificare né trasformare l’immobile, restituendolo al termine del presente contratto nello stato di fatto e di diritto in cui lo ha ricevuto, fatto salvo il normale deterioramento d’uso.

3) Durata.
Il presente contratto è stipulato a tempo determinato, per la durata massima di ___ giorni con decorrenza dal _________ al _________. Alla scadenza cesserà senza bisogno di disdetta, con obbligo del conduttore di restituire l’immobile al locatore.

4) Canone e spese
Il canone di locazione è pattuito in € _______________.
Restano escluse dal canone di locazione le spese relative alle utenze e al premio assicurativo da intendersi interamente a carico del conduttore e da corrispondersi anticipatamente nella misura forfettaria di € ________.
La locatrice dichiara di esercitare l’opzione per il regime agevolato della cedolare secca, pertanto, ai sensi dell’articolo 3, comma 11 del d.lgs 23/2011, rinuncia alla facoltà di chiedere, per tutta la durata dell’opzione, l’aggiornamento del canone di locazione, inclusa la variazione accertata dall’Istat dell’indice nazionale dei prezzi al consumo per le famiglie di operai e impiegati verificatasi nell’anno precedente.

5) Tassazione
Le parti si danno atto che non sono dovute né l’imposta di bollo né l’imposta di registro per la registrazione del contratto.

6) A.P.E.
Il conduttore dichiara di aver visto l’attestato di prestazione energetica di cui alla legge di conversione del D.L. n. 63/2013 (APE codice identificativo 48665/2017 valido fino al 17.5.2017). Con riferimento agli impianti di cui all’articolo 1, D.M. 22 gennaio 2008 n. 37, che corredano i beni oggetto del presente contratto, la parte locatrice garantisce la parte conduttrice circa la conformità di detti impianti alla normativa in materia di sicurezza vigente all’epoca in cui detti impianti sono stati realizzati.
Le parti contraenti dichiarano di essere a conoscenza dell’obbligo della parte locatrice di consegnare alla parte conduttrice la documentazione di cui all’articolo 13 del decreto 37/08, la quale non viene allegata al presente contratto, per concorde rinuncia fattane dalle parti contraenti.

7) Privacy
La locatrice e il conduttore si autorizzano reciprocamente a comunicare a terzi i propri dati personali in relazione ad adempimenti connessi con il rapporto di locazione, ai sensi del D. Lgs. 196/2003.

8) Rinvio.
Per quanto non espressamente previsto dal presente contratto, le parti dichiarano applicabili le disposizioni del codice civile e le norme del codice del turismo, nonché gli usi locali.

TOURIST LOCATION AGREEMENT
(Stipulated in article 3, paragraph 11 of Legislative Decree 23/2011 and Article 27 bis of Regional Law Veneto No. 11/2013)

Between the parts:

- Mrs. Patrizia Di Paolo, born on 12.5.1961 in Campobasso (CB), resident on Corbion 27, San Stino di Livenza (VE), DPL PRZ 61E52 B519 P, named Lender,

is

- Mr. _____________________________________________________________________________________ ______________________________________________, referred to as Conductor.

It is agreed and stipulates the following:

1) Object.
The landlord leases the owner, for the sole tourist use and with the exclusion of each other, the real estate unit located in Venice, sestiere Cannaregio n. 1800, thus censed at N.C.E.U. of the City of Venice, censorship area 1, sheet 12, map 2120, subordinate 11, cat. A / 3, class 4, consistency 1,5, rent 235,19, owned by the landlord, named Cà Tintoretta.

2) Prohibitions and Obligations.
Along with the conductor will be accommodated in total ___ people.
The owner is obliged to keep and keep the property for civilian use with due diligence by committing himself not to modify or transform the property, returning it at the end of this contract in the state of fact and law in which he received it , subject to normal deterioration in use.

3) Duration.
This contract is concluded for a limited time, for a maximum of ___ days from _________ to _________. Upon expiration, it will cease without need for termination, with the obligation of the owner to return the property to the landlord.

4) Fees and expenses

The rental expenses and the insurance premium are excluded from the rental fee, which is entirely borne by the driver and must be paid in advance at the flat rate of € ________.
The lender declares to exercise the option for the facilitated scheme of the dry coupon, therefore, pursuant to Article 3, paragraph 11 of Legislative Decree 23/2011, renounces the right to request, for the duration of the option, l 'Rental Lease Update, including the variation found by Istat's National Consumer Price Index for Workers' and Employees' Families in the previous year.

5) Taxation
The parties acknowledge that neither the stamp duty nor the registration tax for the registration of the contract are due.

6) A.P.E.
The driver declares that he has seen the energy performance certificate referred to in the law of conversion of D.L. n. 63/2013 (APE identification code 48665/2017 valid until 17.5.2017). With reference to the plants referred to in Article 1, D.M. January 22, 2008 n. 37, which affords the goods covered by this contract, the leasing party guarantees the holding party about the conformity of such installations with the safety regulations in force at the time when those installations were carried out.
The Contracting Parties declare that they are aware of the obligation of the lessor to deliver to the lead party the documentation referred to in Article 13 of Decree No 37/08, which is not attached to this contract, in accordance with the waiver of the contract by the Contracting Parties.

7) Privacy
The Leaser and the Leaseholder authorize each other to communicate to third parties their personal data in connection with the obligations related to the lease relationship, pursuant to Legislative Decree 196/2003.

8) Referral.
As far as not expressly provided in this contract, the parties declare that the provisions of the Civil Code and the rules of the tourism code apply as well as local uses.
