THE SPACE
We want you to feel right at home here in San Jose, California. This home in a residential neighborhood is a great workspace and home-base and is clean, bright, and calm. Please make yourself at home and relax, study, read, or enjoy a meal in the communal areas such as the sunny front yard. Recline the shady backyard fireplace with lounge chairs and a dining set, or hang out on the garden benches under the grape arbor.

JUST SO YOU KNOW...the majority of money gained through your stay at my place will go towards food and educational tuition costs for 6-8 students who live in Haiti. My sister and her Mompremier family, who live in Haiti, run a nonprofit organization called UCI Haiti. This organization has given me the opportunity to serve some of the poorest students, from preschool to college aged. If you'd like more information, computer search for "UCI Haiti." NOTE: This apt is a part of the main house that has been divided into its own separate unit, so while we will share interior walls, you still have complete privacy.

LIVING ROOM: Through your own private entrance, the living room has…

Central Air Conditioning and Central Heating: temperature controls are located in the main house with the host. In the summer, a whole house fan cools the air in the attic space at night. In the summers, ceiling fans are located in every room, and open windows in the evening can cool down the home nicely. Space heaters in every room are provided for your comfort in the winter.
*NOTE: We do not have televisions; we provide internet/wifi to your computer or other electronic devices (with typical download speed 58 Mbps/upload speed 12 Mbps.). Plenty of classic books, crosswords, word finds, coloring pages, board and card games for you to utilize as well.

KITCHEN: Only light cooking is recommended.

BRITTA filtered water pitcher, although we drink and cook with tap water ourselves on a regular basis.
NOTE: Stop by a coffee shoppe if you are a “coffee connoisseur” as we may offer instant coffee only.

BEDROOM: Your private bedroom includes…

BATHROOM: Your private full bathroom comes with…

*NOTE: Quiet Hours 10pm-6am apply to showering, so kindly conclude showers before 10pm as water noise through this older home’s pipes will wake others at night.

SELF CHECK-IN: Our check in time is 4:00PM. Due to intensive deep cleaning efforts, we need to have adequate time to prepare your stay with us so please allow us the time to get everything ready for you. If you need to check in earlier, prior permission must be granted and an hourly rate of $20/hour is required.

SELF CHECK-OUT: Our check out time is 11:00AM. If you need to check out later, prior permission must be granted and an hourly rate of $20/hour is required.

CLEANING EXPECTATIONS: make sure to leave everything in its intended place such as towels hung on the towel racks, bedding on the bed, trash in the trash can, DISHES WASHED and STORED. Apartment should be tidied up and left in the same condition as when you arrived. All consumables such as dish soap, shampoo, conditioner etc. should be left in the apt for refilling. If you have taken it out or moved it, put it back where you found it, please. This is to honor the very low cleaning fees which you benefit from. (Cleaners in San Jose range from $40-$140 per hour/person.)

*SHHHHHH…QUIET HOURS are from 10 pm – 6 am. This includes computer, music, phone call volume, etc. You don’t have to turn it off, just keep the volume low low. All Visitors should depart by 10pm.

VISITORS? TWO Visitors allowed, with prior permission only. We are renting space in our home with you, our registered Guest, whom we have checked out via your verifications and reviews. All visitors depart at 10pm. If a Visitor is on the property after 10pm, they will be charged $100 per person and/or both Guest and Visitor may be asked to leave.

Laundry Hours open 9am-9pm.

PARKING: There is a lot of street side parking around our neighborhood.
Parking on the street in front of our house is generally the best idea to keep the neighbors happy. In case of inclement weather like high winds or heavy rains, never park under my big trees in the front yard.

PETS: We have 1 outdoor cat (Ember-a gray Blue Russian breed cat). We do not feed the cat "people food" and he NEVER enter the apartments. He will probably will leave you alone, but you never know with cats...
The Host family is severely allergic to many animals, birds, reptiles, etc and therefore cannot accept animal requests.

STEPS: One must be able to climb 2 steps to get to the inside doorway entrance to the Studio Apt.

BLUE TAPE you see on the turning knobs of the door handles are there to prevent you from accidentally locking a door! The Living room/Kitchen door, if it gets locked, has the keyed side on the interior and the only way to unlock the door is to break in through a bedroom or bathroom window, and we’d like to avoid that, so please do not remove the blue tape or turn the knobs on these blue-taped doors.

NOISE POTENTIAL: While our neighborhood is low-traffic, there is always a potential for some sounds like cars driving by, sirens, or aircraft, dogs barking, etc. since this is a city.

WATER: Please conserve water as California is typically in a severe drought and as residents we are in a mandatory water reduction (or else fined). Ideas to conserve water? Turn off water when brushing teeth, shaving, or washing dishes. Shorter showers, under 10 minutes if possible.

After taking a shower, please use the squeegie to wipe down excess water off the shower wall and floors. Prevent water marks on wood surfaces by using coasters under drinks and use the drying rack for washed dishes instead of setting wet dishes on the window sill wood.

ELECTRICITY: Whenever possible, please conserve electricity, such as turn off lights, fam space heater, toaster oven, electric kettles, etc. Unplug all appliances when not in active use. No outside electrical items may be brought in the apt to use, due to possible fire hazard and home insurance reasons.

PLUMBING: This home has sensitive plumbing! Do not flush ANYTHING but toilet paper down toilet. Use the provided trash/recycling cans for everything else. There are mesh strainers located in the kitchen sinks. Please tap out all food scraps and debris into the trash cans. No grease, oil, gravy, soups, condiments or grit should go down the drains. Trash it ALL!

HOME SAFETY: Please remember to lock all windows and doors, whenever you depart. Please do not light any candles, burn incense, or use other types of flammable materials. Unplug all space heaters when leaving the apt. In case of emergency, smoke detectors and fire extinguishers are provided in your accommodations, located in the Kitchen Storage Pantry.

FURNITURE is not to be moved or removed from the listing interior.

GUEST ACCESS: All common sense stuff but due to home insurance reasons I need to mention it...Guest can use all outside areas EXCEPT: the driveway as host needs to charge electric cars, the north side of the house as there is weight lifting equipment or any sports equipment left outside as that is my children's and NOT for guest use. Gas fireplace, Wood/Gas Grill and fire pit and chimney chimenea may not be used. All storage sheds, garden boxes, tools and supplies/compost containers/landscaping bins/5 gallon buckets, ladders, and steel wagon are NOT for guest use. If you would like to sample some food from the garden, ask permission first, as we love to share and can better tell you what is ripe and ready to be harvested.

CRITTERS & BUGS: California has varied ecosystems with lots of nature. Many bugs are important for our gardens, chaparral, forest and beach ecosystems. We use natural bug/pest control and we all do different things to keep praying mantis and other important pollinators in the garden (think about it this way, if you didn’t have the spider, you’d have issue with the mosquitos.) However, rain or cold weather forces critters to seek shelter. No refunds will be given for interaction with, fear of, or simply seeing insects or outdoor animals, on our property, whether inside a building or outside on the property. If this makes you uncomfortable, our place may not be for the fit for you. Best advice is to keep the doors and windows closed. Thanks for understanding and knowing bugs are part of growing food and of nature. We love our beach, forest chaparral and garden nature and hope you will too during your stay in San Jose. Enjoy!


HOUSE RULES
YOU are responsible for reading the listing completely and viewing the photos, in order to accurately set both Guest expectations and to understand the Host expectations.

NO SMOKING/VAPING and “NO SCENTS” inside or outside the property. Absolutely no ‘smells’ of any kind. If you have butts from smoking while walking around the block, please dispose of them in the OUTSIDE TRASH containers located in front of the house under the big tree, If you are scent sensitive/allergic, consider booking a fragrance-free home, as we have scented cleaning products.
$250 fee for "smell" removal.

Not suitable for pets or children under 12 years old.
No parties or events, more than TWO visitors per apt is considered a “party”.
NO DRUGS of any kind (unless a doctor prescribed it).
NO DRUNKEN, inappropriate or disrespectful BEHAVIORS will not be tolerated inside or outside the home.

This is a DRAMA FREE environment! No shouting! slamming doors! Hitting! Etc! No illegal downloads or immoral activity to be used on our internet space.
No felons, sex offenders or anyone on parole or probation (discuss with me before booking).

CLOTHING is NOT OPTIONAL. Must have tops and bottoms on all persons while outside, as if you were in public, as in the grocery stores, not the beaches.

EXCESS PERSONAL BELONGINGS such as boxes, bedding, furniture or foods are NOT to be stored in the apts and should be either left in your vehicle or stored in an appropriate storage facility in order to prevent the possible spread of bugs and/or mold spores.

NO FIREARMS, no fireworks, NO CANDLES. None.
And for goodness sake, shut off the space heaters when you leave the apt.
I do not want my house burned down.

DAMAGES: Please be mindful of keeping outside dirt outside. We do not wear shoes inside our house. If stains (wine, lubricants, shoe polish, blood or body fluid biohazards, suntan lotion, essential oils, makeup, acne medicine, sharpie, etc.) are present on linens, bedding, pillows, furniture, rugs, etc. Guests will be charged for excessive cleaning, dry cleaning, stain removal or replacement of damaged item(s).

BIOHAZARD CLEANUP: You MUST clean up your own body fluids or accidents such as vomit, urine, feces, blood or semen. It is NEVER OK to leave it behind for another person to clean up the mess. There are cleaning supplies located in the apt and in the laundry room, or please feel free to ask the host for additional supplies meant for cleaning up messes that stain.

LOST KEY or DAMAGES: A $250+ charge would apply.

Guests booking space on our property assume all legal liabilities associated with injury or loss of property of any minor or adult in their group, while on host property.

HOUSE RULES ARE A CONTRACT stating you understand Host expectations. Breaking contract means you broke your word, and consequences include: If you break rules, I’ll ask you to fix it (“make it right”, financially or in reality), including extra fees, and/or IMMEDIATELY being asked to leave this property without refund. Wouldn’t that be a bummer for both of us.

Basically, there may be so many other behaviors and situations where it had not even occurred to me to mention. Can we just all agree that Guests will act like mature responsible adults, putting their most positive, best foot forward, demonstrating their highest self, please. Wouldn’t it be grand if, out of deep mutual respect for all, we just sat back, relaxed, and enjoyed our stay together.
