Well, spring and summer will come and end sooner than we think. Time to start planning time away to enjoy the great outdoors, just sit back on on a patio chair enjoying the river view, musky or bass fishing, sitting around the fire pit later in the day with a drink, snacks and tall stories. COTTAGE RENTAL TERMS AND POLICIES
As we are sharing our home and consider you as our guests, we will introduce ourselves so that we can review the following in person and would be happy to provide any information about local events or booking of boat rentals, during your stay.

The information below outlines the rental terms and policies of our guest cottage and guest lodge, and by completing your booking with Your River Run Escape/Large Mouth Lodge, all parties agree and are bound to its terms.

The cottage/lodge is located at 168 Trillium Lane, Tweed ON K0K 3J0 and both are attached to the main house, which will be inhabited by the owners-Julie and Jacques Therrien. The rental accommodations for the 1-bedroom cottage and studio lodge are for rental dates stipulated only at time of booking, and all renters agree to vacate at the end of the agreed rental period.

ADDITIONAL GUESTS. As we are sharing our home with you, we ask that no additional persons, other than renters listed, are permitted to be on our property during your stay.

PETS. No pets of the guests are allowed on the property. Please respect all surrounding wildlife. Please do not feed the animals and make sure to cover the garbage to prevent the invasion of wildlife.

SMOKING/VAPING/ALCOHOL. No smoking or vaping of any kind will be permitted within the cottage, enclosed patio or lodge. All smoking and legal drug use will be permitted outside only-please be respectful of other guests. Due to the high concentration of certain smoke odours (cannabis, cigars) additional cleaning fees may apply should excessive cleaning be required to remove said odours.

NO ILLEGAL DRUGS OR UNDERAGED DRINKING WILL BE PERMITTED AT ANY TIME.

Please use plastic cups for outside drinking to prevent breakage and possible injury.

COMMON AREAS. The outside spaces, including dock and firepit(s) are deemed common areas and may be shared with other renters and owners. We encourage a friendly and respectful environment by all parties. Each area directly adjacent to the river facing entrance door of each unit is deemed to be your respective patio area and can be used at your discretion. Quiet time is to be from 11 pm to 8 am.

CAMPFIRES. We encourage use of our communal campfire pit. We will provide initial kindling, paper and wood to get guests started for a campfire. However, for extended campfires or additional nights, please pick up additional bags of wood at the local establishments in Tweed (Valumart, Convenience Stores, Gas Stations). All campfires are subject to the Municipality Fire Warnings (see notifications in each accommodation) and should there be excessive winds or Fire Bans, it is imperative that NO campfires are started during these times. Fires are also to remain at a reasonable level (3 feet high or less) and should be extinguished by midnight by provided pails of water and sand. Please note that an adult must always remain at the scene of the campfire or it will be extinguished for safety reasons.

BOAT RENTALS. All boat rentals are available for $10/hour or $25/day-first come first served basis. Payment can be made by cash or email transfers to Julie at macjewels@rogers.com. Hourly rates are rounded out to the hour and will be pre-booked for set times.

Day rates include from start of rental, determined by both parties, to dark. In both cases, no refunds will be provided for lack of use, as you are paying for the convenience of reserving the boat for said time. A PFD (personal floatation device) must be on board for all adults and all children need to wear PFD.

CHILDREN. All children are not to be left alone in the accommodations, by the campfire, or water area. A responsible adult must always supervise them.

KEYS. There will be a key left in the cottage/lodge for you upon arrival. You may not have additional keys made or locks changed or added. You must return the key when you vacate the premises at the end of your rental period by handing it to the owners or leaving it in the cottage/lodge or paying to replace it. The amount charged for replacement keys will be $25.00 per key.

The renters agree to accept all liability and hold owners harmless for the use of the cottage/lodge, any equipment, furnishings, appliances and outside property including dock and firepit, or use of any supplied water craft supplied by or borrowed from owners and used by renters and approved guests. We are not responsible for loss of any kind.

The cottage owner shall provide and maintain the cottage/lodge well and make necessary repairs. The renters agree to notify the owners of any deemed necessary repairs that appear evident during their stay.
The owners will provide water, electricity and trash collection. The owners are not responsible for interruptions to these services that are outside of their control. In the event an interruption extends for an unreasonable amount of time, your only remedy will be to cancel your unused portion of your stay and the owners agree to refund you only for that unused portion.
Appliances and electronic equipment in the cottage/lodge are provided for your complimentary use. No refunds will be given for malfunctions, though the owners will make every effort to repair or replace defective items as soon as is practical.

If, by fire, act of nature, closure of our rental business for any reason, or factors outside of Owners’ control, the owners are unable to deliver cottage/lodge rental to tenant at time of check in, renter’s sole remedy shall be a full refund of any money paid to the owner, within 30 days of owners’ notification to renter. In this case, owners shall not be liable and shall be held harmless for any damages or costs incurred by renter or any other parties. Owners will not be responsible for locating or securing alternative lodging or any other related items or expenses.


Cancellation Policy: Bookings can be cancelled 14 calendar days prior to booking without penalty and moneys will be refunded at 100%. Bookings cancelled 7-13 days prior to booking will be refunded at 50%. Bookings cancelled 0-6 days prior to booking are non-refundable but can be used towards any future bookings up to one year from original date.

Damage Deposit: (Applicable to all rentals not booked through Air BNB site). A damage deposit of $200.00 is applicable and payable per booking/per unit. In the case where one party is booking both the 1-bedroom apartment cottage and the studio lodge, the damage deposit will be $400.00 and will be due 7 days prior to confirmed date, payable by email transfer. Any damage, excessive cleaning, or breakage will be used from this deposit, and balance will be returned to the renter via email transfer within 48 hours of vacating premises.

Even though the suite is attached there is no entrance to the main house which guarantees complete privacy. Also note that while the suite has 1 queen bed and 1 sofa bed for 4 guests, the lodge can sleep 6 so up to a max of 10 guests can make this a perfect get-together s with friends, family, small business', etc.

Trillium lane is dead end street so very quiet and makes short leisurely walks a pleasure. In summer of course you will come across an ATV or two, and there will be river boating activity but that is what summer is all about; Fun in the sun and water!

Tweed is a friendly town and striking up conversations is as easy as pie! Within a short drive of your 4-season accommodation, you can choose to hike our Eastern Ontario Trail, visit the local wineries and boutiques in beautiful Hastings county; take in local theater, festivals, paddle the Moira or just sit on the dock and enjoy the view. We offer family fun with lawn games such as croquet and badminton and in the evening, you can relax by a campfire while roasting your complimentary s'mores. In the winter, there is ample parking for your snowmobile, or choose to ski Battawa (45 min. drive west), Calabogie Peaks Resort (2 hr. Drive), or take in ice fishing at nearby Stoco Lake. So much to enjoy as you explore our backyard in beautiful Tweed, ON.

Julie and I love travelling particular to sunny warm destinations. I always felt my ancestors got on the wrong boat; instead of heading south theirs went north! I'm laid back and enjoy chatting over good Tequila, beer or wine. Don't need any fuss and don't cause any fuss, just like to feel comfortable and for the hosts to feel comfortable and secure in the knowledge that I will treat their home with respect and care as if it was my own.
