Just four minutes’ drive from Modbury Hospital, this conveniently located property features an undercover carport for one vehicle but enough space to fit two, an enclosed backyard with a BBQ and a garden with totem pole tennis games.

Dine al fresco on the outdoor dining table, join the kids for a game of foosball or cook up a storm in the fully-equipped kitchen.

If you’re either making the move to relocate to Adelaide or you’ve arrived back to see friends & family you’ll no doubt be looking for a neat and cosy home to rest your head each night. This home has all the basic amenities and requirements for a short or longer-term stay. You won’t be far from the local shops, hospital and other services plus you’ll have a carport for your vehicle and a backyard for the kids to enjoy.

Living Spaces:

Upon entry, you’ll be greeted by a small lounge area with a couch, table and chairs as well as a traditional bar, the perfect space if you want to mix up a cocktail or just relax and read a book.

Meanwhile, the kids can be having a blast in the room opposite with a 55” SmartTV, comfy lounge and for extra entertainment, there’s a 4-in-1 mini games table which converts for games of foosball, ping-pong, air hockey, and pool.

Sleeping Arrangements:

The property has 3 bedrooms and will comfortably sleep 4 adults and 4 children. All beds are fitted with hotel quality linen and guests are provided with bath sets.

Bedroom 1: The master bedroom with a queen-sized bed, ensuite, built-in wardrobes, bedside tables with lamps and power points to charge your devices.

Bedroom 2: Hosts a double bed with a free-standing wardrobe for storage, bed-side tables and lamps.

Bedroom 3: Two x double bunks (4 single beds) are located in this room and mostly suitable for children but adults can take advantage of the lower beds if needed. The room also hosts a built-in wardrobe for storage

Kitchen:

The traditional kitchen is clean and well organised with all the essential appliances provided for your convenience. The draws are stocked with cutlery and cooking utensils and there’s a coffee pod machine (pods provided), kettle, toaster, microwave, large fridge, etc. There is also safe and drinkable rainwater on tap with mains water as a backup if needed.

There is also a breakfast bar and a dining table with 6 chairs.

Bathroom/s

The main shared bathroom is fitted with a bathtub/shower, vanity, shower toilet. The ensuite in the master bedroom hosts a toilet and shower.

Laundry:

The top-loader washing machine in the laundry is free for guests to use throughout their stay with a small clothes drying rack located internally in the laundry with a larger clothesline located in the backyard near the shed.

Transport from Airport:

- 35-40 minute drive (depending on traffic)
- Rideshare (around $40 - $50 dollars)
- If you wish to use public transport to/from Adelaide Airport, Adelaide Metro offers a convenient J1 or J2 service from the Airport to Tea Tree Plaza with a 15-20 minute walk to the property.

Parking:

There is dedicated undercover (carport) space for 1 vehicle on the driveway. Another car can park behind but will not be undercover and there is ample, free street parking. Measurements of the carport are approximately 4.5m L x 2.5m H

Heating/Cooling:

Throughout all the seasons, you’ll always feel comfortable in this home as there is a ducted evaporative air conditioning system located throughout the house. The main living room is fitted with a ceiling fan and in winter an efficient gas heater in the main living room will help to push hot air around the home.

Baby Essentials:

Those travelling with babies are recommended to bring their own change table, cot + sheets, and highchair if required. If I'm able to accommodate in any way please let us know.

St Agnes is a suburb of Adelaide, South Australia. It is approximately 15 km northeast of the city centre. It is located in the City of Tea Tree Gully. Facilities and amenities in the suburb include Ardtornish Primary School, founded in 1882, and the Steventon Post Office that opened around January 1859, to be renamed Tea Tree Gully in 1872, and Tea Tree Gully in 1925. Tea Tree Gully changed again in 1966 and finally became St Agnes in 1969
